The aim of this research is to assess the residential property rental variation in peri-urban areas of Minna Niger State and to achieve this aim; objectives were drawn after deep observations on the study areas. Imperative literatures on residential property, rental values and property value were reviewed. The researcher gather data and information through the use of structured questionnaires in which 157 were administered 136 retrieved from the tenants in the study areas for the research objectives to be achieved. The population projection formula was used by
the researcher to project the previous existing population after that, the simple sampling technique was also adopted to determine the sample size. Data collected for the study was analyzed using the descriptive and inferential statistics. One sample test inferential statistics was used to get thestatically significant dif erence in rental values in the peri-urban areas. The data collected was for the period of ten years (2009-2018).
